The Foreclosure Prevention Counseling Program provides direct one-on-one counseling assistance to homeowners who are struggling and possibly facing foreclosure. Our counselors work with clients to develop a realistic budget and plan of action, negotiate with lenders and servicers, provide guidance through the refinancing and loan workout process and review options for selling to avoid foreclosure. We will also help identify possible mortgage fraud or predatory lending practices and will make referrals to legal services if needed.

What is Foreclosure?
Foreclosure is the legal process by which a homeowner must forfeit their right to a property because of failure to pay the mortgage. The mortgage holder or other third party lien holder takes ownership of the property or has the right to sell the property and use the proceeds to satisfy the mortgage or lien.
Common causes of Foreclosure
Loss of income, divorce, fraud, death in the family, unexpected medical bills, unexpected financial situation and more.
There are no income requirements for this program.
However, federal & state resources available to assist with your mortgage may have income requirements.
The program is free of charge.
Structure of Program
Each client is assigned to a trained Housing Financial Advisor, who will work with you over the phone and/or set up a time to meet in person to discuss your individual situation and find out how we can help you.
Participants must be residents of Anne Arundel County, including the City of Annapolis, and the property must be your principal residence.
